Our Services

General Home Inspections

Includes:

  •   General Home Inspection includes a 120/90 - Day Limited Warranty.  
  •  Structural elements: Any evidence of sagging or bowing of the structure, and construction of visible foundation, floors, walls, ceilings, stairs, drainage systems and window alignment.
  • Safety: Condition of stairs and handrails; Presents of fire and carbon monoxide alarms .
  • Grounds: Proper drainage,  condition of the home's driveways and sidewalks.
  • Roof: Condition of shingles, flashing and chimneys (including any visible repairs/patches to flat roofs), clear vents and properly working gutters.
  • Exterior surfaces: condition of exterior paint or siding and properly working lights and electrical outlets. Spigots.
  • Attic: Sufficient insulation, proper ventilation and any sign of leaking or water damage.
  • Interior plumbing: No damaged or leaking pipes, proper hot water temperature, and functioning toilets, sinks, bathtubs and showers.
  • Electrical system: condition and type of visible wiring, and circuit breakers, outlets, light fixtures and fans.
  • Appliances: Operation of built-in appliances (stove, dishwasher, refrigerator, microwave, washer and dryer and other appliances).
  • Heating and cooling systems: Condition of furnace, air conditioner (temperature permitting), water heater, chimney and fireplace.
  • Garage: Condition of foundation, windows, ceiling, framing and roof; electrical system and outlets; working garage door and garage door opener.
  • Insulation: Proper insulation in unfinished areas including foundation and crawlspaces.
  • Ventilation: Working venting systems in the kitchen, bath and laundry areas, and the presence of ventilation fans.
  • Thermal Imaging : Inspection of surfaces through out home using a thermal imaging camera which can aid in locating moisture intrusion and electrical hazards.

 We assess roof coverings, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance, and opening protections to determine your home’s ability to withstand strong winds. This inspection can qualify you for significant discounts on your homeowner’s insurance by identifying features that reduce wind damage risk.

Wood-Destroying Organism (WDO) Inspections

 

 

Termite Inspections preformed by a Florida Licensed WDO inspector. 

 A termite inspector will review all accessible locations for signs of termite infestation and damage - both past and present. 

 The WDO inspection looks for: 

  1. Signs of active Subterranean termites, Drywood termites or Wood-Devouring beetles. 
  2. Wood decay or damage.  
  3. Indications of past infestations and conditions that make the house susceptible to a future infestation. If pest-related damage is found, the mortgage company may deny the home loan until repairs are made.
  4. After the inspection, you’ll receive a comprehensive report (FDACS-13645), outlining findings and any issues that need addressing. This report is typically used for real estate transactions or preventative maintenance.

Lawn Irrigation System Inspection

 A Lawn Irrigation System Inspection will test sprinklers and report any deficiencies. The inspector with provide an addendum to General Home Inspection report with multiple photos showing zones and items below.

 This includes visible inspection of the

  1.  Timers
  2.  Connections
  3.  Sprinkler Heads
  4.  Valves
  5.  Sensors 
  6. Irrigation Box
  7. Well Pump 


Sewer Scope Inspection

A sewer scope inspection is a video inspection of the lateral sewer line leading from the home, at or near the foundation, to the city or HOA tap or septic tank. 

Separate report and Full Inspection video provided.

There are 5 common defects only found during a sewer scope:

  1. Root Growth
  2. Blockages
  3. Bellied Pipe Sections
  4. Misaligned Pipes
  5. Damaged or Crushed Pipes

We are able to locate the site of damage to lateral sewer line using 512 HZ Sonde locating technology.


Residential Pool and Spa Inspection

We will inspect the pool in accordance with the InterNACHI Pool and Spa Inspection Checklist.  Separate report with photos will be provided.

This includes a visible inspection of 

  • Vessel, Tile, Decking and Coping Surface

Pool and Spa inspections Standards of Practice

IAC2 Certified - Mold Inspection

Mold Inspection is performed in accordance with the Mold Inspection Standards of Practice of the International Association of Certified Indoor Air Consultants www.IAC2.org The inspector shall perform: 

• a non-invasive, visual examination of the readily accessible, visible, and installed systems and  components of the building, as outlined in the IAC2 Mold Inspection Standards of Practice

• moisture, temperature and humidity measurements

 • at least four air samples (exterior controls and interior samples)

•possibly more sampling at an area of concern or larger sq footage homes.

* Mold inspection is preform adjacent with General Home Inspection. This is NOT a mold assessor or remediation service.
